For seven years, I worked for AIRBNB from a BPO company. I have extensive knowledge of Airbnb and its operations. An expert in dispute resolution with strong decision-making and customer service abilities. Can manage reservations, calendars, and classifieds while also providing data to improve organizational procedures.

I started working as a freelancer/VA as a property management lead in 2020, and I have extensive expertise managing and aiding luxury vacation rental firms and hosts with up to 250 listings. I manage team operations, tasks, and virtual assistant communications with visitors. I can be flexible and work as a virtual assistant as well.

Knowledgeable about property management technologies/platforms like Lodgify, Hospitable, VRS (Vacation Rental Scheduling system), VRBo, Upgrade to see actual info, Streamline PMS tools, Aircall, PointCentral, Breezeway, and Pentair Screen logic.

I am a Guest Communication Specialist I do the following:

- Respond to guest inquiries via email, phone, or booking platforms (e.g., Airbnb, Vrbo) 
- Handle booking confirmations, cancellations, and modifications.
- Address guest concerns or issues during their stay (e.g., check-in problems, amenities).
- Provide pre-check-in information (directions, house rules, etc.) 

Booking Management:

- Monitor booking platforms for new reservations (Hospitable, Streamline, Airbnb, VRBO)
- Update calendar availability across all platforms.
- Ensure property details (pricing, descriptions, photos) are accurate and up-to-date 

Review Monitoring:

- Track guest reviews and respond to feedback, both positive and negative
- Send post-stay review requests to guests.

Cleaning and Maintenance Coordination:

- Schedule cleaning services after guest checkouts  
- Coordinate with maintenance teams for any repairs or property issues
- Use Ring Cameras to monitor property access and Schlage, Sifely, Kwikset and August Locks to grant or revoke access to cleaners and maintenance personnel.
- Ensure timely resolution of maintenance requests from guests.

Reporting and Analytics:

- Generate weekly reports on booking performance, revenue, and guest satisfaction using data from Hostaway.
- Track property expenses and ensure they align with budget expectations.

Inventory Management:

- Monitor inventory levels of guest supplies (e.g., toiletries, essentials, cleaning products).
- Order replacement supplies as needed.
